Terms and Conditions

Last Updated: May 2026

Welcome to Wall Street Realtors ("we," "our," or "us"). These Terms and Conditions govern your access to and use of our website, platform, and services — whether you are a property buyer, tenant, seller, or a registered agent listing properties on our platform.

By accessing or using Wall Street Realtors, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, please do not use our platform. These Terms are governed by the laws of the Federal Republic of Nigeria.

Our registered office is located at No. 2 Oduduwa Crescent, Ikeja GRA, Lagos, Nigeria. For enquiries, contact us at info@wallstreetrealtorsltd.com or +234 703 311 9476.

1. About Wall Street Realtors

Wall Street Realtors is a Lagos-based real estate platform that connects property buyers, tenants, sellers, and registered agents. Our services include property search and listings, mortgage financing facilitation through government-backed schemes (MREIF, NHF, RSA Pension Fund), agent registration and subscription management, and coordination of legal services through our exclusive legal partner, Acacia Solicitors.

Wall Street Realtors acts as a platform and facilitator — not as an estate agent, mortgage lender, legal adviser, or financial adviser. Nothing on this platform constitutes legal, financial, or investment advice. You are encouraged to seek independent professional advice before making any property or financial decision.

2. Eligibility & Account Registration

2.1 General eligibility

To use Wall Street Realtors, you must:

  • Be at least 18 years of age
  • Have the legal capacity to enter into binding agreements under Nigerian law
  • Provide accurate, complete, and current registration information
  • Not be subject to any court order or regulatory restriction that prohibits you from entering into property transactions
2.2 Account responsibility

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us immediately at info@wallstreetrealtors.com if you suspect any unauthorised use of your account.

Wall Street Realtors reserves the right to suspend or terminate any account that provides false information, engages in fraudulent activity, or violates these Terms.

3. Agent Registration & Listings

3.1 Who can register as an agent

Licensed real estate professionals, agencies, and property developers may register as agents on the Wall Street Realtors platform. By registering, you confirm that you hold any applicable professional licence or registration required under Nigerian law to practice as a real estate agent.

3.2 Agent obligations

As a registered agent, you agree to:

  • Provide accurate, truthful, and up-to-date property listings at all times
  • Ensure all properties listed have been verified and are lawfully available for sale or rent
  • Not list properties to which you do not have a valid mandate or authorisation from the owner
  • Respond promptly and professionally to buyer and tenant enquiries routed through the platform
  • Promptly remove or update any listing where the property has been sold, let, or withdrawn
  • Not list properties with fraudulent, misleading, or inflated pricing
  • Comply with all applicable Nigerian property, consumer protection, and anti-fraud laws
3.3 Content standards

All listing content — including descriptions, photographs, pricing, and location data — must be original, accurate, and not infringe the intellectual property rights of any third party. Wall Street Realtors reserves the right to edit, reject, or remove any listing that does not meet our content standards without prior notice.

3.4 Agent profile visibility

Your agent profile, including your name, agency details, contact information, and active listings, will be publicly visible on the platform. By registering, you consent to this public display for the purpose of facilitating property transactions.

Fraudulent listings: Any agent found to have listed fraudulent, non-existent, or misrepresented properties will have their account immediately suspended, their details reported to the relevant regulatory authorities, and may be subject to civil and/or criminal proceedings under Nigerian law.

4. Subscription & Payment Terms

4.1 Agent subscription fees

Registered agents are required to pay subscription fees to access listing and platform features. Current subscription tiers, pricing, and feature inclusions are displayed on the platform's pricing page and are subject to change with reasonable notice.

4.2 Payment processing

All payments are processed securely through Paystack (or an equivalent licensed Nigerian payment gateway). By making a payment, you authorise Wall Street Realtors to charge the applicable fees to your selected payment method.

  • Payments are due in advance of the subscription period
  • All fees are quoted and charged in Nigerian Naira (NGN)
  • Wall Street Realtors does not store your card details on our servers
  • Failed payments may result in suspension of your listing access
4.3 Refund policy

Subscription fees are generally non-refundable once a billing period has commenced. Exceptions may be made at our sole discretion in cases of platform error, duplicate charges, or where required by Nigerian consumer protection law. All refund requests must be submitted in writing to info@wallstreetrealtors.com within 7 days of the charge date.

4.4 Pricing changes

Wall Street Realtors reserves the right to revise subscription pricing at any time. Registered agents will be notified of any price changes at least 30 days in advance via the email address associated with their account. Continued use of the platform after the effective date constitutes acceptance of the revised pricing.

Security notice: Wall Street Realtors will never request your card details, bank PIN, or OTP via email, phone, or WhatsApp. Any such request is fraudulent. Report it immediately to info@wallstreetrealtors.com.

5. Mortgage Facilitation Services

Wall Street Realtors facilitates access to government-backed mortgage schemes including the Mortgage Real Estate Investment Fund (MREIF), National Housing Fund (NHF) via the Federal Mortgage Bank of Nigeria (FMBN), and RSA Pension Fund equity access. These services are offered as a coordination and facilitation service only.

Important disclaimers regarding mortgage facilitation
  • Wall Street Realtors is not a mortgage lender and does not make lending decisions
  • Pre-qualification through WSR does not guarantee mortgage approval by the relevant financial institution
  • Mortgage rates, eligibility criteria, and scheme terms are set by the relevant government bodies and financial institutions — not by Wall Street Realtors
  • WSR makes no warranty or representation regarding the availability, continuity, or terms of any government mortgage scheme
  • Buyers are responsible for ensuring they meet all eligibility requirements for their chosen scheme
  • All legal documentation is handled exclusively by Acacia Solicitors — an independent law firm
Independent advice: Wall Street Realtors strongly recommends that all buyers seek independent financial and legal advice before committing to any mortgage product or property transaction.

6. Buyer & Tenant Responsibilities

By using our platform to search for or enquire about properties, you agree to:

  • Provide accurate personal and financial information when submitting pre-qualification requests or enquiries
  • Use contact information provided by agents solely for legitimate property enquiry purposes
  • Not engage in harassment, abuse, or inappropriate communication with agents or WSR staff
  • Conduct your own due diligence on any property before committing to a purchase or tenancy
  • Not use the platform to engage in any fraudulent, deceptive, or unlawful property-related activity

Wall Street Realtors does not guarantee the accuracy of any property listing. All property details are provided by registered agents and buyers are advised to physically inspect any property and verify all information independently before entering into any agreement.

7. Property Transactions & Legal Process

Wall Street Realtors facilitates the introduction of buyers to properties and coordinates the mortgage and legal process. The actual property transaction — including the execution of contracts, transfer of funds, and perfection of title — is a matter between the buyer, seller, and their respective legal representatives.

Role of Acacia Solicitors

On WSR-facilitated transactions, Acacia Solicitors act as the legal partner and provide title search, due diligence, documentation, Governor's Consent, and lender liaison services. Engaging Acacia Solicitors constitutes a separate legal retainer governed by their professional terms of engagement.

Title verification

While Acacia Solicitors conduct title searches on all WSR-facilitated properties, Wall Street Realtors does not guarantee that any property is free from all encumbrances, disputes, or defects in title. Buyers proceed on the basis of the legal advice of their own solicitors and the findings of Acacia Solicitors' due diligence report.

No agency relationship

Wall Street Realtors does not act as agent for either buyer or seller in any transaction unless expressly agreed in writing. Registered agents on our platform are independent professionals and are not employees or agents of Wall Street Realtors.

8. Prohibited Uses

You must not use the Wall Street Realtors platform to:

  • List, advertise, or facilitate the sale or rental of properties you do not have authorisation to deal in
  • Submit false, misleading, or fraudulent information in any form
  • Engage in money laundering, property fraud, or any activity prohibited under Nigerian law
  • Harvest, scrape, or extract data from the platform without our written consent
  • Use automated tools, bots, or scripts to access or manipulate the platform
  • Impersonate any person or entity, including Wall Street Realtors staff or agents
  • Post or transmit any content that is defamatory, offensive, discriminatory, or unlawful
  • Interfere with or disrupt the platform's infrastructure, security, or availability
  • Circumvent any access controls, authentication systems, or payment mechanisms
  • Use the platform for any commercial purpose other than legitimate real estate transactions

Breach of this section may result in immediate account suspension, removal of listings, reporting to relevant authorities, and legal action.

9. Intellectual Property

All content on the Wall Street Realtors platform — including the WSR logo, brand identity, website design, text, graphics, software, and data compilations — is the intellectual property of Wall Street Realtors or its licensors and is protected by Nigerian and international intellectual property law.

  • You may not reproduce, distribute, modify, or create derivative works from any WSR content without our express written consent
  • Property listing content submitted by registered agents remains the intellectual property of the agent — by submitting it, you grant WSR a non-exclusive licence to display it on the platform
  • WSR's trademarks, logos, and brand names may not be used without prior written permission

10. Limitation of Liability

To the fullest extent permitted by Nigerian law, Wall Street Realtors shall not be liable for:

  • Any loss or damage arising from your reliance on property listing information provided by registered agents
  • Any failure, delay, or interruption in platform availability
  • Any loss arising from unauthorised access to your account due to your failure to maintain account security
  • Any indirect, consequential, special, or punitive damages arising from your use of the platform
  • Any outcome of mortgage applications or financing processes facilitated through the platform
  • The acts or omissions of registered agents, Acacia Solicitors, or any third-party service provider

Wall Street Realtors' total aggregate liability to any user shall not exceed the total fees paid by that user to WSR in the 12 months preceding the relevant claim.

Note: Nothing in these Terms limits WSR's liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation, or any other liability that cannot be excluded under Nigerian law.

11. Indemnity

You agree to indemnify, defend, and hold harmless Wall Street Realtors, its directors, employees, and partners from and against any claims, losses, damages, costs, or expenses (including reasonable legal fees) arising from:

  • Your use of or access to the platform
  • Your breach of these Terms and Conditions
  • Any content you submit, post, or list on the platform
  • Your violation of any applicable law or regulation
  • Any claim by a third party arising from your actions on the platform

12. Platform Availability & Modifications

Wall Street Realtors strives to maintain platform availability at all times but does not guarantee uninterrupted access. We reserve the right to:

  • Suspend or discontinue any feature or service at any time with reasonable notice
  • Modify platform functionality, pricing, or features — with notice to registered users where material changes are made
  • Perform scheduled maintenance that may result in temporary unavailability
  • Suspend access in response to security threats, legal requirements, or misuse

13. Third-Party Services & Links

Our platform may link to or integrate with third-party services including payment processors, mapping services, and social media platforms. Wall Street Realtors is not responsible for the content, privacy practices, or terms of any third-party service. Use of third-party services is subject to their own terms and conditions.

14. Termination

Wall Street Realtors reserves the right to suspend or terminate your access to the platform at any time, with or without notice, if you breach these Terms, engage in fraudulent activity, or if we are required to do so by law.

You may close your account at any time by contacting us at info@wallstreetrealtors.com. Upon termination, your active listings will be removed. Data retention obligations are governed by our Privacy Policy.

Provisions of these Terms that by their nature should survive termination — including intellectual property rights, indemnity, limitation of liability, and governing law — shall remain in full force after termination.

15. Governing Law & Dispute Resolution

These Terms and Conditions are governed by and construed in accordance with the laws of the Federal Republic of Nigeria, including but not limited to:

  • The Land Use Act, Cap L5, LFN 2004
  • The Federal Mortgage Bank of Nigeria Act
  • The Nigeria Data Protection Regulation (NDPR) 2019
  • The Federal Competition and Consumer Protection Act (FCCPA) 2018

In the event of any dispute arising from or in connection with these Terms, both parties agree to first attempt resolution through good-faith negotiation. If negotiation fails within 30 days, disputes shall be referred to arbitration in Lagos under the Arbitration and Conciliation Act, Cap A18, LFN 2004.

Nothing in this clause prevents either party from seeking urgent injunctive or declaratory relief from a Nigerian court of competent jurisdiction.

16. Changes to These Terms

Wall Street Realtors may update these Terms and Conditions from time to time. Any changes will be posted on this page with a revised date. Where changes are material, registered users will be notified by email at least 14 days before the changes take effect.

Your continued use of the Wall Street Realtors platform after the effective date of any revised Terms constitutes your acceptance of those changes.
