Developer onboarding
You execute the Authorisation to Sell (WSR), Power of Attorney (legal team) and NDA. All instruments prepared by the legal team at no cost to you.

Acacia Solicitors & S. Adelaja & Co. run registry searches and confirm all units are encumbrance-free before any buyer is approached.

Buyer acquisition
WSR sources and pre-screens mortgage-ready buyers. The legal team advises each buyer on MREIF, NHF or RSA and supervises all legal instruments.

Application & approval
WSR submits the complete mortgage pack to the lender and tracks every approval stage. Legal team ensures regulatory compliance before submission.

Disbursement & perfection
Funds released to the developer. The legal team perfects all deeds & Governor’s Consent simultaneously. Buyer receives keys and a perfected title. You receive your payment.

The most common questions from developers evaluating the WSR Affordable Mortgage Access Programme.

Under Structure A — the most common arrangement — the developer pays nothing. All fees (5% legal + 5% agency) are paid by the buyer at completion. Your only obligation is executing the authorisation instruments at onboarding.

Under Structure B, the developer pays a 2.5% legal fee, but only on successful mortgage disbursement. No upfront exposure. This rate is non-negotiable.

The optional Developer Retainer (₦10M — 70% upfront, 30% on milestones) secures priority case management. It is not required to participate.

WSR handles the full buyer side: sourcing, pre-screening for eligibility, coordinating applications, and liaising with lenders. The legal team independently advises each buyer on the best scheme and manages all documentation. The developer does not need to be involved in buyer management at any stage.

  • A Non-Disclosure Agreement (NDA) protecting all shared project information

All three are prepared by the joint legal team at onboarding at no cost to the developer.

MREIF at 9.75% p.a. — Below-market residential financing. Open to salaried and self-employed buyers.

NHF at 7–8% p.a. — Nigeria’s lowest rate via FMBN. Requires minimum 6 months NHF contributions. Available as Direct, Cooperative and Self-Employed routes.

RSA Pension Equity (25%) — Up to 25% of RSA balance used as home equity. No monthly repayment on that portion. Combinable with MREIF or NHF.

Typically 45–90 days: Day 1 authorisation → Days 1–7 title verification → Days 7–21 buyer acquisition → Days 21–45 application & approval → Days 45–90 disbursement & title perfection. WSR provides regular reporting and dedicated case management throughout.

All legal, documentation and title services are handled jointly by Acacia Solicitors (Lekki Phase 1) and S. Adelaja & Co. (Ikeja GRA). Their scope covers: title search, registry verification, encumbrance checks, all transactional deeds (Offer Letters, Contract of Sale, Deed of Assignment, Deed of Sublease, Deed of Partition, Deed of Legal Mortgage), NDA, Power of Attorney, Authorisation to Sell, regulatory compliance, and Governor’s Consent.
